Do It Yourself” Consultation Package: (Approx. 2 hours)
This package is for the home owner who wants to stage on their
own but needs guidance.
Includes:
*Walk through with the home owner from Curb Appeal to Room by
Room analysis. We will rearrange furniture and do hands on simple staging techniques using the existing furnishings and accessories.
We will suggest purchases to enhance the look of each room. We will make suggestions for repairs and upgrades that will increase
the value of the home.
*Daily report. This report is a step by step guide to enhance
daily showings. It is important that you are ready to show at any time without turning away a Potential Buyer.
*Open House Report. This report will give additional simple
to follow suggestions to enhance the home the day of open house. Follow the guide to give your home the "Show Home" look and
feel.
*Ten Steps to Staging Report.
“Half Day Staging” Package: (Approx. 4 hours)
This package is for homes under 3000 sq ft and homes that need
a little attention and expertise.
Includes:
*Everything from the “Do It Yourself” Consultation
Package.
*We will stage the home room by room once a "home work" sheet
has been completed by the Home Owner. We will supply the accessories and furnishing needed to stage the home. An inventory
list will be provided on all items brought into the home with prices for purchases if you desire.
*Loan of the accessories and furnishing used for 3 months at
no additional charge.
*We will take new pictures of the home after staging and email
them to the Real Estate Agent to update advertisements on the home.
“Full Day Staging Package”: (Approx.
8 hours)
This package includes larger homes and homes that more attention
and expertise. We will let you know at the time of the appraisal if your home will require full day staging.
Includes:
*Everything from the “Do It Yourself” Consultation
Package.
*We stage the home room by room once a "home work" sheet has
been completed by the Home Owner. We will supply the accessories and furnishing needed to stage the home. An inventory list
will be provided on all items brought into the home with prices for purchases if you desire.
*Loan of the accessories and furnishing used for 3 months at
no additional charge.
*We will take new pictures of the home after staging and email
them to the Real Estate Agent to update advertisements on the home.
“Deluxe Package” (Approx. 2 days)
This is for the Home Owner that does not have the time or want
to do the “home work” sheet. Additional charges may apply for larger homes and homes that need extra de-cluttering
or painting.
Includes:
*Everything from the “Do It Yourself” Consultation
Package.
*We will come in and move furniture, add furniture, add accessories,
and stage the entire home. This includes standard de-cluttering, depersonalization, and light cleaning, small repairs, &
painting. Additional charges may apply for larger homes and homes that need extra de-cluttering or painting. An inventory
list will be provided on all items brought into the home with prices for purchases if you desire.
*Loan of the accessories and furnishing used for 3 months at
no additional charge.
*We will take new pictures of the home after staging and email
them to the Real Estate Agent to update advertisements on the home.
“Vacant Home” Package: set up & up to 3 mo loan
This package is for the Vacant Home that needs a little warmth
added for showings. Price includes initial set up and free 3 month loan on accessories.
Includes:
*Small temporary furniture will be brought into the main living
areas; Entry, Family Room, Kitchen, and Master Bedroom. If the Home Owner would rather have full furniture we will set up
a meeting to pick out and rent furniture for the home. The Home Owner is responsible for the rental contracts and fees. We
will move in and set up the furniture upon delivery.
*Non perishable accessories will be added such as table settings,
throw blankets, mirrors, towels, bedding, basket of bathroom items in the master bath, basket of knitting items near a chair
in the family room, bed tray on the bed with wine bottle and glasses, hangers and small items in the master closet, candles,
ect.
Open House Enhancement:
The day of open house we will come in 3 hours prior to the open
house time to set the stage. This includes bringing in fresh flowers, fresh fruit, additional throw blankets and pillows,
additional accessories, add lamps if necessary, bring in music, light candles, set tables in dining and kitchen area, update
bedding if necessary, update bathroom towels if necessary, move furniture, light de-clutter, light depersonalization, light
cleaning, polish cabinets, open blinds, turn on lights and lamps, ect. We will completely set the mood for the open house.
We will also break down all our items at the end of the open house. This package requires visitation to homes we have not
previously staged at least 3 days prior to the open house to prepare.
De-Clutter Service:(requires home owner assistance)
We will come in and assist Home Owners in de-cluttering and
organizing their home. We will shop for needed storage items based on the budget the home owner provides to us. Initial consultation
is free to bid the amount of hours needed to achieve the goals set forth by the home owner.
Holiday Decorating:
We will decorate your home or office for
the holidays. Inside only. Includes tree decoration, mantels, lights, accessories, ect. We can work with your existing decorations
or shop for you based on a budget you
